We all know the COSMOPOLITAN RESORTis still being built, despite financial troubles. As it rises into the air on the Las Vegas Strip, sales of the remaining units and would be penthouses are on hold. Makes sense. For many reasons. After all, it is some of the best strip real estate that exists, and who would want to be a seller in this market if they do not have to be?
The good news is that the project is going up, the location is great, and the delay for completion, until mid 2010, MAY bode well for buyers. With the current state of affairs of the U.S. economy, a longer completion time will be a good thing, in my opinion. CITYCENTER opening across the street, should create a new burst in tourism to that part of the strip and any would be buyers, will have to take a long hard look at the COSMO units with their balconies and view corridors.
So while sales at the COSMO are on hold while Related Group brings its talents to the COSMO table, so to speak, where is the Director of Sale, Phil Gutman, wunderkind of strip high rise condo launches? Phil will be back to the COSMO to close the units at completion, but in the meantime he is soaking up the Miami sun, and selling Residences, Condo-Hotels, in one of the most unique projects on the oceanfront. Phil said CR sales have been quite good, still selling at a few units per week. Not too shabby in these challenging times! My bet is that with Phil Gutman at the helm, those stats will pick up even more.
