A Tale of Two Pigs and What Do You Do with Agents who ONLY Want to Sell their own Listings

A Tale of Two Pigs

I am spending some time in beautiful northwest Montana and decided to take my grandson to my first ever state fair. Right before we left - as the sun was going down - and all the animals were just about asleep, we decided to take a last walk into the barn. The barn was full of prize winning livestock- adorable sheep and lambs and then there was the pig area.  Most of the pigs, sheep, and lambs were fast asleep but there was a total ruckus going on in the two pens above. 

The pig on the left was grunting and squealing and poking her snout into the pig's pen on the right - and trying to grab and lift the right pig's dish in the air.  Left piggy was getting so agitated and sticking her snout far in her neighbor's pen that the barnkeeper came over to see what was going on.

All the time  - right pen piggy was eating as if all was peaceful.  I said to my grandson that it was interesting because the left piggy had plenty of food left in his dish - but the right piggy had more - and left piggy was, "acting like a pig!"

The barnkeeper (or whatever you call the guy who tends to the livestock - please excuse this born & bred city girl from a lack of proper terminology) came over & sized up the situation, he simply moved the right piggy's dish far enough away so the left piggy wouldn't even had a prayer of reaching her neighbor's food - at which point - left piggy settled down and went swiftly back to finishing her own food! No more squealing  no more dish biting - nor more grunting - no more agitation! Her neighbor's food was clearly out of reach. What a classic case of "Being a PIG" and wanting it all. What a great lesson for my 5 year old grandson on the vices of greed and jealousy.

Ever submit a great all cash 2 week close offer to another agent for his listing - for about 7% below list and never even get a reply? Nor a written rejection? What would you think if you check the MLS and find just 1 photo of the building's exterior and then you visit the agent's personal website and you find a stunning virtual tour and tons of photos? When you finally get in touch with the agent he tells you his client's don't answer the phone nor do they speak English -  How did he take the listing? Wouldn't you think in a challenging market, it would be best to work & play well with others rather than wanting it all? Not to mention his poor sellers who probably never found out there was an offer on the property!

Any ideas on how to handle a situation like this would be welcome.

Methinks that little piggy is being a little unethical and NOT representing his client to the best of his ability. We have a top seller locally who "shops" the listings around his buyers agents before the home is listed or the price "improved".

I have seen this once or twice with REO properties.. One I think in part as an REO agent.. that due to the pricing and the appeal of Hot REO properties you pull alot of buyers...so some agents think theycan wait for the right unrepresented buyer and so they can do a double sided deal.. so they try and turn back "outside" agent.

ME .. my job is to SELL it .. To any buyer / buyers agent that trys to wirte and offer.

Wow -beautiful pics never been to Montana! 

We deal with piggy Realtors from time to time and usually due to their greed they put themselves out of business or isolate themselves so much that no one whats to work with them.  My advice -Do what is right and fair and don't play their games.  I have had it work to my advantage to be fair ...what's that saying "What comes around goes around!"

There seems to be one in every office.  What I like to do is submit an "Offer Presentation Acknowledgement" form to the Seller and Agent.  I am quite happy to provide one to each, with the Seller having his placed in his letterbox!  This usually nips it in the bud and I find the Piggy doesn't try it again with me at least.

PS  -  I can't imagine having a bad day in such a beautiful and peaceful envirionment -  gorgeous photos!!!!!
