Wow, I love this city but unfortunately due to my wife's health we have not been able to go for 3 years now...there is nothing I would like more. Maybe someday I'll move to Vegas, live in a luxury high rise condo and sell real estate there...maybe I should get 2 - one to live in and one for an office?

This is a second blog in the last few hours that i see about slashing prices. Reading about construction defect litigation and other signs of a seriously distressed market is nerve raking, and I am sure Las Vegas has more than a fair share of that.
We are watching you, guys, as we a small replica of what is happening in Las Vegas.
Just how long will the mess in Las Vegas last? For real estate professionals it is Lost Vegas.

Jon & Dave - Construction Defect Litigation is common unfortunately in any attached products inb Vegas - we need tort reform badly! Slashed prices are needed in order to get folks to close on the CityCenter condos - my fear is that the price cuts are not enough compared to the competition.
The "distressed market" is resulting in a feeding frenzy. I wrote 5 contracts yesterday - and our team is selling at a very brisk pace to all cash buyers a plenty. Well priced units are selling over list price. The new home builders are buying more land for the first time in a long time - I have been in Vegas for 37 years now & she always rebounds - Right now - we have only a 20 day inventory on the MLS - The problem is that the pipeline is still full of foreclosures and although I expect we are at the bottom of the market - in an "L" shape - the bottom will most probably be long.
