What's Hot and What's Not in Las Vegas High Rise Condo Real Estate? HOT>>>>>>>MGM Signature Hotel Condo Foreclosures at the right price. Whenever the price gets just right, which seems to be below $300k for a strip view high floor studio with balcony at the Signature at MGM Grand, the multiple offers keep coming in. Sometimes they sell above list, sometimes at list, and in a few rare cases, a tad below list.

These 520 sq. ft. fully furnished and appointed units must be purchased for CASH ONLY.  No financing is available on hotel-condos in Vegas these days.  Proof of funds need to accompany any offer before it can be submitted. But there is no lack of buyers - that is for sure.

What's not hot?  Pre-construction condos. From the articles recently released by MGM/Mirage Corp., with a location as great as the Harmon had, 80 units were pre-sold out of about 200 units - not so hot. I would say the sales velocity has been poor, which is understandable given the current financial crisis.

Why are investors snapping up the MGM condos at the Signature? Folks seem to like the guard gated site. The 3 towers are set on a large lushly landscaped resort-style locale within walking distance of the Planet Hollywood & its shops, The CITYCENTER project and the Cosmopolitan, not to mention, the Bellaggio.  Each Tower has its own pool, and Buyers have use of the MGM pool complex as well.  There is a walkway to the MGM HOTEL, and a great gym, coffee shop and deli in the lobbies and an on-site rental program. With folks getting 1-3% return on their savings from Banks and money market funds, those who enjoy Vegas as a vacation spot find the possibility of easy nightly rental income an added benefit.

MGM City Center Las Vegas-News Update #2

Jim Murren, of MGM/Mirage, has announced that contruction of the Harmon Condos has been halted

The Harmon is the rightmost tower in the above rendering of the MGM CITYCENTER development and is located across from the COSMOPOLITAN RESORT. These condo units at the Harmon were artfully designed with walls of curved glass.  Turnberry Towers, has some end units that feature similar curved glass design and units are on the resale market for half the price per sq. ft. as the Harmon.  In this very challenging economic climate, it may be a blessing for the buyers of the Harmon to have had their deposits refunded. The MUCH BETTER VALUES ARE IN THE RESALE MARKET.

This is not necessarily the case in the single family home arena where national home builders are becoming increasingly aggressive with their pricing in an effort to compete with the foreclosures that are prevalent in every community.

There is an old saying, "The third time's a charm!" After two thwarted attempts to buid on the site to the west of the Hard Rock hotel, and following the demise of Las Ramblas and the Edge's Group's the "W", comes another urban design by AFI Group.  The location is fabulous, sitting near the Hard Rock Expansion which is presently underway and down the strip from MGM CityCenter and the COSMOPOLITAN.

Looks like those buyers who are snapping up the hotel-condos at MGM TURNBERRY's Signature Residences at short sale and forelosure prices upwards of $250k may be poised to enjoy quite a bit of new entertainment, dining, and shopping in years to come. And you just can't build these luxury condo units anymore at the price points of the existing ones.

MGM City Center's Harmon Hotel & Condo hits a snag - READ THE NEWS

Clicking on the link will open today's article in the Las Vegas Sun and show you a stunning photo taken by Scott Morris of the trend-setting development and the Harmon in its halted state.  A few weeks ago when I was up in the COSMOPOLITAN EAST BEACH CLUB TOWER, I couldn't help but notice that the Harmon was not progressing.

If the Harmon is revised and lowered in height, the strip views of the COSMOPOLITAN'S BEACH CLUB TOWER south view units will have even longer and more expansive views. I am always one to see the glass half-full!

It's no secret that Las Vegas Strip Area real estate is taking a hit in value. Buyers of the Harmon condos will now have their money refunded, and at $1400+ per square foot, perhaps they should be thankful.  They can gobble up a bargain in an existing tower.
